Sage Communities, owned and operated by Wesley Greene, is the operator for the current strategy. Sage sources opportunities, secures builder purchase agreements, manages entitlement and horizontal development, and delivers finished lots.
Every current Traction investment follows this core strategy: Sage secures an executed builder purchase agreement at finished-lot pricing before Traction deploys fund capital. That establishes a contracted buyer, although development, contract, counterparty, and investment risks remain.
A finished lot is land prepared for vertical home construction, typically with the required entitlements, grading, roads, utilities, drainage, and related horizontal infrastructure in place.
